Surety Instrument:
The purpose of the Surety Instrument is to ensure that the Seller proceeds to closing. Upon contract signature and placement of the Surety Instrument, the Trust shall commit to purchase and close on the transaction. The funds for these purchases originate from outside the United States and are taken from numerous investment vehicles used by the Trust’s Investors from around the world. As such they may not come all at once and may be accumulated by liquidating such assets that they have identified as at or near their maximum value, or perhaps assets that are simply under performing. Therefore the Trust and Euroasian are making a substantial commitment to the cost of assembling the funds and must be assured that the closing will take place as agreed. Requiring a Surety Instrument is the best way to accomplish this. The minimum amount of the Surety Instrument is USD$3 million or 10% of the purchase price whichever is the greater. We may require a higher percentage Surety Sum where a Seller wants a quick sale.
The Surety Instrument can be Cash in Escrow, a Certificate of Deposit, a Letter of Credit or a Bank endorsed Promissory Note. The Surety Instrument is to be placed, held, and blocked from any use by either party in a dual signature escrow account or Attorney’s Sub Escrow Account. The bank in which the Surety Instrument is held should preferably be the Seller’s local bank. The equity in the property may be used by the Seller to secure the Surety Instrument as long as all liens on the property are removed at closing. The bond will be released back to the Seller at the closing. This is the procedure used by the Trust Fund for purchases worldwide, and while it is different from a typical acquisition in the U.S., it has worked successfully for them virtually everywhere.
Non-Refundable Deposit:
Once the Surety Instrument has been placed, the Trust will set up a purchase account referencing the purchase contract in a U.S. bank selected to receive the Investor’s funds which will be accumulated in order to close on the property within the specified time period. Within 30 days of the placement and verification of the Surety Instrument, the Seller will receive a non-refundable deposit in the amount of 10% of the Surety Instrument or US$500,000 whichever is less. This Ernest Money Deposit is to be held in escrow and will apply to the purchase price. This deposit is non-refundable to the Buyer except in the case of non-performance on the part of the Seller

2. The seller signs and initials the Letter of Intent in acceptance thereof, adds seller’s banking coordinates and returns LOl to buyer, thus establishing a full Commercial Contract between the two (2) parties.
3. Within 24 hours, seller will call or, fax, and email the buyer to confirm the following :
A. That he is ready to proceed and when he will provide Corporate Invoice or Bank Certified Bank Invoice to the buyer via both email and designated fax:

1) Seller and Buyer initial on the FCO
2) Within 3 days of initialing of the FCO, both Seller and Buyer shall attend a Table Top Meeting in Hong Kong. The venue could be Securico’s Hong Kong bonded warehouse.
3) At the Table Top Meeting, the Seller and Buyer shall exchange the following information for the completion of the transaction:

From Buyer

4) Upon satisfactory inspection of the documents by both parties, Seller and Buyer shall proceed to sign the formal S & P Agreement at the Table Top Meeting.
5) Within 48 hours of signing the formal contract, Buyer’s Bank or the buying bank shall issue a letter to the Seller confirming blocked funds intended for and sufficient to fulfill payment liabilities stipulated in the contracted S&P transaction. Buyer shall make arrangement with the appointed refinery (HK) and provide the delivery schedule to the Seller.
6) Upon Seller’s receipt of the Blocked Fund Letter and the delivery schedule, Seller shall, according to the delivery schedule deliver the first consignment of AU to the appointed Refinery in Hong Kong.
7) Seller shall be responsible for the costs and the appointment of Securicor Ltd, to undertake the delivery of the AU, as per agreed contract delivery schedule, with full and legal responsibility and insurance coverage on behalf of the Seller.
8) Buyer shall be responsible for the costs and appointment of the refinery in Hong Kong, to undertake verification, assaying, or even re-smelting and hallmarking of the AU metal and issuance of new Assayer’s Report. The aforesaid work shall be executed on the same day as the delivery of the AU metals to the appointed refiner. In the event that the purity of the AU bullion is less than 99% on an aggregate weight basis, portion of the refinery cost ( verification, assaying, resmelting and hallmarking) proportional to the percentage in weight of the non AU metal, shall be borne by the Seller.
9) Within 24 hours from issue of the Refinery’s Assay report, Buyer’s bank or buying bank shall make full payment to the Seller’s Bank, based on contract terms against the quantity stated in the said Assayer’s report.
10) Upon confirmation of receipt of payment at Seller’s Bank’ Seller shall transfer ownership of the consignment of AU. Such transfer shall be in the form of new Certificate of Ownership (bearing the name of the Buyer) to be issued to the Buyer by the Seller.
11) Procedure (E) to (I) shall be repeated for each consignment until the entire contracted quantity of AU has been delivered and both parties fulfilled their legal obligations

1. The Seller or his Mandate issue a GENUINE, ORIGINAL, CLEAN, CLEAR, unsanitised full corporate offer - FCO (this document)
FCO must besigned and sealed by the seller/seller's mandate ONLY.

8. The Buyer and the Seller agree on a window time for exchange. The payment to the Seller will be disbursed within 24 hours against the transfer of ownership of the metal. The a contract Offer to Fund will be ussued if it's a legitimate instrument verifiable by Swift. If this is acceptable to the borrower, a bank-to-bank funding will take place, using the same secure method used to confirm the guarantee and the funds earlier.
Self-Liquidating Arbitrage Loans

You don't have to be rich to get an Arbitrage Loan. You just need to know what to do and where to go. Needless to say, you have probably seen hundreds of offers over the past ten to twenty years - but have you been able to get a Self-Liquidating Loan? Probably not. Because there's many con artists associated with this investment technique. If it was that easy everybody could arrange one!
An arbitrage loan is different. Its a loan where you profit from the spread between interest rates. You can get a loan and make money through some arbitrage and hedging. This is absolutely legal under international banking rules.
Some procedures must be respected and you have to know what to do and how. To give you an idea of how an arbitrage loan is made here is an example. Basically, an Arbitrage Loan, looks like this:
BORROW from $5.000.000 to $ 20.000.000 for a period from 5 to 10 years;
OBTAIN discounted collateral using some of the money you borrowed. This collateral is usually in the form of letters of credit or certificates of deposit; which is pledged as collateral to the lending bank and will repay the principal of the loan, in-full at maturity;
INVEST some of the money you borrowed in an income-producing investment that will pay the interest on your loan each year, in arrears. The income stream from this investment is assigned to the lending bank to pay your interest on the loan;
PAY all of the broker's commissions and finder's fees from the balance of your loan's proceeds;
THE DIFFERENCE BETWEEN THE INTEREST PAID AND THE INTEREST MADE IS YOUR PROFIT.
You have borrowed the MONEY; paid for COLLATERAL to re-pay the PRINCIPAL; paid for an income-producing instrument to pay the INTEREST for you; and paid all of the COMMISSIONS and FEES. The amount you have left is yours to keep and do with as you like (depending on the market, to the tune of $200,000 to $1,000,000.). This is called the "ARBITRAGE PROFIT."
All of the above actions take place SIMULTANEOUSLY at the closing of the loan, which is arranged by the " Escrow or law firm " for the Boutique Investment Banker who put the deal together. The boutique investment banker is the most important piece of the puzzle. It gives the bank what it need to feel comfortable with the transaction.
Since you will obtain the required collateral and income-producing instruments from the loan proceeds, your credit history does not matter. All you need, is a viable project for which the fall-out from the loan will be used.
